Contora Opernplatz 2 will be the fourth Frankfurt location of the German flexible office operator Contora Office Solutions. Contora has leased an entire floor of about 1,600 sq m in the Opernplatz 2 new-build, as the German real estate news service Thomas Daily reported on 9 October 2026. The opening is planned for 2027. The building is going up directly opposite the Alte Oper, Frankfurt's old opera house, a few minutes' walk from the banking district. With it, Contora will run eleven centres in Germany.

What has Contora leased at Opernplatz 2?

At Opernplatz 2, Contora is taking a full floor of about 1,600 sq m and will turn it into a business centre with private offices, suites and conference rooms. According to Thomas Daily, the space was let by the developer Lang & Cie. The industry site Coworking Europe (14 October 2026) gives 2027 as the opening year.

Coworking Europe lists individual offices, executive suites and team suites, plus conference rooms and lounges. The new element is a self-contained corporate suite with its own entrance. It is aimed at law firms, family offices and international companies that want a private area while still using the services of a business centre. A concierge service is part of the concept as well.

For tenants, this means Opernplatz will not be an open coworking space. It will be a location for private, fully serviced offices at a highly visible address. Whoever moves in rents a ready-to-use office with services, without signing a lease for an entire floor themselves.

What is being built at Opernplatz 2 in Frankfurt?

Opernplatz 2 is an eight-storey office and retail building that is currently scheduled for completion in the fourth quarter of 2027. This was reported by the urban development portal Entwicklungsstadt in June 2026. The design is by Hammerschmidt Architects.

The plot covers about 3,690 sq m. Above ground, the building will offer around 12,250 sq m of lettable space, with roughly 1,000 sq m more below ground. It also has two basement levels and a plant floor. The ground floor is planned for shops and restaurants, with offices above. Contora's 1,600 sq m therefore make up a little more than one eighth of the lettable space above ground.

The location is one of the best-known addresses in the city. Opernplatz sits where the city centre, the Westend and the banking district meet. The Fressgass, a street of restaurants and cafés leading towards Hauptwache, starts right next to it, and the green ring of the Wallanlagen park is in sight.

Who is Contora and where are its centres?

Contora Office Solutions is a German operator of upscale business centres, founded in 2011 by Helmut Arend and Lars Henckel. Today the company runs ten centres in six cities, each in a well-known building at a central address. With Opernplatz 2, Frankfurt becomes the city with the most Contora locations. The overview below follows the information Contora publishes itself.

All ten centres sit on the front row of their city, mostly in towers or historic buildings. That is the core of the model: few centres, but at addresses a company wants to print on its business card. You will find an overview of all spaces on our Contora provider page.

What does a boutique business centre with a corporate suite offer?

A boutique business centre is a small, high-end business centre with few offices and a lot of personal service, usually at a prime address. A corporate suite inside it is a self-contained area with several offices and its own entrance, which works much like a private floor. The tenant still shares the reception, conference rooms and technology of the centre.

The difference from a standard serviced office is privacy. In a serviced office, you share corridors, kitchen and lounge with other companies. In a corporate suite, clients and guests stay among themselves. For law firms and family offices, that is often a must, because confidentiality is part of the business.

Law firms in Frankfurt pay well above average: about 49 % more rent than the city's cross-industry market level, according to a JLL analysis reported by konii.de in September 2026. A flexible offer with its own entrance targets exactly this demand: a representative address and private rooms, without a ten-year lease and without a fit-out of your own.

If you compare corporate suites, check four points in the contract. First, is the separate entrance truly separate, or does it lead through a shared corridor? Second, may you put your own company sign on the door and at the entrance? Third, how many conference room hours are included, and what does each extra hour cost? Fourth, can the suite grow or shrink by a few offices later without a new contract? In daily use, these points matter more than the price per desk.

What does the Contora deal say about Frankfurt's prime office market?

The Contora deal fits a split Frankfurt office market: overall vacancy is rising, while rents in the best locations are going up. According to the JLL Frankfurt office market report for Q2 2026, the vacancy rate stood at 11.1 %, up from 10.4 % in the previous quarter. Over the same period, prime rent rose from €52.00 to €55.00 per sq m per month. JLL puts this down to strong demand in the premium segment.

Take-up, on the other hand, was weak. In the first half of 2026, 176,900 sq m of office space were let in Frankfurt according to JLL, 49 % less than in the first half of 2025. Companies are leasing less space, but the good space is getting more expensive. Operators like Contora work right at that point: they sign long leases in prime locations themselves and pass the space on in small units with short terms.

Other operators are also leasing prime space in Frankfurt for flexible offices right now. k1 BusinessClub has leased space in the FOUR towers, as covered in our article k1 BusinessClub moves into AQUA at FOUR Frankfurt. Agendis, by contrast, has opened in the City West district, as described in Agendis opens at AYR Frankfurt. Taken together, the three deals show that the supply of high-end flexible space in Frankfurt is growing, both in the banking district and around it.

For companies planning to move in 2027 or later, Opernplatz 2 adds one more premium option. If you are searching today, however, you cannot move into the new centre yet. The building is scheduled for completion in the fourth quarter of 2027, and with new-builds such dates tend to slip.

If you need an office in a comparable location now, Contora already has three Frankfurt centres to choose from: Marienturm on Taunusanlage, TaunusTurm at Taunustor and WINX on Neue Mainzer Straße. Centres run by other operators in the banking district and the Westend add to the choice. Our page on flexible offices in Frankfurt gives an overview.

If Opernplatz is your goal, plan with an interim solution. A short flexible contract in an existing centre keeps the move open for when the new location opens. Pay attention to the notice period and the extension option so you do not end up paying twice. In our advisory work, we often see companies lose money at exactly this point.

Conclusion

With Opernplatz 2, Contora will open its fourth Frankfurt centre in 2027, on a full floor of about 1,600 sq m opposite the Alte Oper. The concept with a private corporate suite targets law firms, family offices and international companies that need confidentiality and a strong address. The deal fits a Frankfurt market in which the best space is getting more expensive while overall vacancy is rising.
