Fabrizio Lauria

I’m Fabrizio Lauria – born and raised in Frankfurt, father of four (all boys), ice-cream lover (yes, we used to run an ice-cream shop) – and today a real estate advisor and founder of CoWorking Capital. Since 2015, I’ve been active in the German flex office market, combining clear, straightforward advice with hands-on experience in New Work, flex offices, coworking spaces, flexible office space, and modern office concepts.

CoWorking Capital specializes in the brokerage of flex offices, coworking spaces, and flexible office space across Germany. I advise companies independently in their search for furnished offices, serviced offices, and modern team offices – flexible, move-in ready, and without traditional 5-year lease commitments.

My journey into the business center and coworking world began in 2015 at AllOfficeCenters GmbH. As one of the first employees, I helped build the German market for business centers, serviced offices, and coworking spaces from the ground up and closely witnessed the rapid evolution of the flex office sector. With WeWork entering the German market, we experienced an especially fast and dynamic growth phase.

From startups to large corporates, I later served as Director at AllOfficeCenters, advising companies on finding the right office space, flex offices, and team offices. I personally know nearly all major operators, understand their contract models, and, most importantly, the detailed differences between traditional office leases and modern flexible office concepts.
