These general terms and conditions apply to all services provided by CoWorking Capital, owner Fabrizio Lauria, in
Connection with placement and advice when looking for office space — in particular coworking spaces and flexible
Office solutions — for companies, freelancers and organizations. They apply to all contracts, consultations and
Brokerage services provided in connection with the search for and rental of office space.
CoWorking Capital service
CoWorking Capital offers companies comprehensive advice and support in finding suitable office space, in particular coworking and flex office solutions. This includes the identification of suitable providers, the preparation of individual suggestions, the coordination of visits and assistance in selecting the best offers. Our services are designed to make the search for office space as easy and efficient as possible for our customers.
Commission-free
Our services for prospective tenants are free of charge. CoWorking Capital is remunerated exclusively through a commission or remuneration from the respective provider (landlord, operator). There are no costs for the prospective tenant. There is no billing to the customer.
Neutrality and independence
CoWorking Capital always acts independently and neutrally when selecting office space and providers. We recommend
only offers that meet the needs and requirements of our customers. In doing so, we ensure that all
Recommendations are objective and there are no conflicts of interest. Our recommendations are based on many years
Market knowledge and expertise in office space brokerage.
Contractual relationship with the provider
CoWorking Capital only acts as an intermediary between interested parties and providers. The rental agreement is exclusively
concluded between the interested party and the provider. CoWorking Capital assumes no liability for the content that
implementation or term of the rental agreement. The legal review and decision as to whether the rental agreement is signed
is the responsibility of the interested party.

Timeliness of this information. CoWorking Capital is only liable for damages based on an intentional or grossly negligent breach of duty. In the event of a slight negligent breach of essential contractual obligations (cardinal obligations), liability is limited to foreseeable damage typical of the contract. Any further liability — in particular for indirect damage, loss of profit or subsequent damage — is excluded to the extent permitted by law.

Confidentiality

Final provisions
German law applies. The place of fulfilment and jurisdiction is, to the extent permitted by law, the registered office of CoWorking Capital.
CoWorking Capital is aimed exclusively at entrepreneurs within the meaning of § 14 BGB. Consumers within the meaning of § 13 BGB are not cared for. Should any provision of these terms and conditions be or become invalid, the effectiveness of the remaining provisions remains unaffected. Amendments and additions to these terms and conditions must be made in writing.
